Buyers Home Inspection Service

Buyer’s Inspection

Our Buyer’s Inspection is for home-buyers seeking to better understand their prospective home’s strengths and weaknesses before closing on the property. We’ll inspect most visible and readily accessible areas, sending out a convenient digital inspection report within 24 hours.

We inspect the following home components:

For an additional fee, a full Thermal Imaging scan is available as an add-on service. Thermal Imaging allows us to see the home in the infrared light spectrum, revealing differences in temperature that could be evidence of moisture intrusion, electrical issues, or inadequate insulation contributing to energy loss.

A moisture meter and gas leak detector will be used as necessary at no extra cost.


Pre-Listing Inspection

Also known as a Seller’s Inspection, this inspection service is intended to provide a detailed assessment of a home’s condition before you list the property for sale. The information you’ll learn about the home will make it easier for you to stay on the same page with prospective buyers once they bring in their own inspector, and it will give you a great opportunity to make recommended repairs before the property is shown.

New Construction Inspection

A New Construction Inspection will give you a better understanding of your newly constructed home’s condition. When you schedule this inspection service before the builder’s final walkthrough is scheduled to take place, you’ll have a chance to request any recommended repairs before final closing so that you can have peace of mind with your investment.

New Construction Phase Inspections

This inspection service is a wonderful asset for clients who want to take every step possible to ensure that construction on a new home proceeds as smoothly as possible. We’ll inspect the property at several different phases of construction—ideally, you’ll want to arrange for us to be there before the foundation is poured, prior to drywall installation, and one more time before the builder conducts the final walkthrough.

Loan Draw Inspection

For this inspection service, we’ll start off by thoroughly reviewing the budget that was approved by the lender for a residential construction project. We’ll then inspect the construction site at several different phases to ensure that the draw requests continue to reflect the original budget—protecting the build from delays and other complications that can be easily avoided.


If we happened to come across a defective component while conducting one of our other inspection services, we’re able to return to the property to perform a Re-inspection. After any repair work that you negotiated has been taken care of, give us a call, and we’ll schedule a time to take a second look at the property—ensuring that the repairs are correct so that you can feel at ease when picking back up with final negotiations.

Radon Testing

Radon Testing utilizes specialized equipment to measure the radon levels inside your prospective or current home. Radon gas often goes undetected by the occupants of a home due to its invisible and odorless qualities, and since radon is radioactive, long-term exposure to high concentrations of the gas can carry serious health risks. Radon mitigation will be advised if radon levels exceed the safe thresholds defined by the EPA.

Water Testing

To ensure that a home’s water is safe for consumption, you should have the water supply professionally tested. We’ll collect samples from the tap and well, taking them to a local lab to be tested for dangerous contaminants such as coliform bacteria, heavy metals, and more.

Roof Inspection

For this inspection service, we’ll thoroughly inspect the roofing system of a home. We’ll investigate everything from the flashings to the shingles, ensuring that one of a home’s most critical structural components is intact and built to continue enduring the elements. A Roof Inspection is included with a standard Buyer’s Inspection.
